The Courtyards of Three Fountains is a condominium community composed of individual owners
Renters are welcome as valued members of our residential environment, but it is important to understand that we are not an apartment complex. All residents must abide by the community-adopted rules and regulations. Tenants and their landlords must comply with all adopted governing documents, including the leasing rules and regulations outlined on our association’s bylaws and lease policy. These rules exist to preserve the safety, comfort, and quality of life for everyone within the community. Rental agreements are only permitted when the lease and tenant behavior align with our community standards an expectations as adopted by our homeowners.
What Tenants & Landlords Should Know Regarding our Leasing rules

1.) Homeowner & Tenant Compliance with Community Rules
Renters must follow all community rules and regulations, just as owners do. This includes noise, pets, trash, parking, occupancy, common area use, parking, and other conduct rules. Owners are responsible for tenant compliance and any fines or penalties resulting from tenant violations.
The Association will enforce these rules and will pursue fines or other remedies if rules are broken
2.) Lease Documentation & Registration of Tenants
Leases in the community must be in writing and require submission to the Association through Creative Management.
A copy of the executed lease needs to be provided to the Association through Creative Management before a tenant moves in.
The Association requires that owners register their tenants with Creative Management before move-in. Request a “Welcome Packet” from Creative Management. We will register tenants within our gate system, collect emergency contact information, license plate and vehicle details, among other things.
3.) Lease Terms & Approval
The Association requires a minimum lease duration of 6 months, and absolutely prohibits short-term rentals. Airbnb, VRBO, and other short-term rentals are absolutely forbidden.
4.) Owner Responsibilities
The unit owner (landlord) remains ultimately responsible for tenant behavior and compliance with community rules. This includes paying fines or costs incurred if a tenant violates rules.
Owners are required to screen tenants and ensure they understand and agree to follow the Association’s rules.
