C3F Board Meetings

On the third Monday of every month, the Board convenes at 6:30 p.m. We are meeting online through the Go-to-Meeting platform. A notice will be sent to all the homeowners with a link to the meeting. The meetings last about an hour. Nichole Rowan, Courtyard’s property manager, prepares the agenda, the bank balances, and any other material necessary for each meeting. Homeowners are welcome to join the meetings to observe or to talk over an issue that needs resolution by the Board. We encourage you to get involved as an Advisory Committee member attend the monthly meetings and work on one of the standing committees.

Board of Directors

Courtyards of Three Fountains is mandated in the By-Laws to have five members: the president; two vice presidents; the treasurer: the secretary. Each member volunteers their time to run the business of the Homeowner's Association. The term of each Board member is three years. A Board meeting is currently held on the third Monday of the month through the Go-to-Metting app. Any Courtyard condo owner can attend the monthly meeting.

Rusty Fletcher, President
Rusty first joined the Board in March 2024 as an invitee to fill an opening on the Board of Directors. His most recent re-election was February 9, 2026 and he is serving a 3-year term which will end in 2029.

Nick Proctor, Vice President
Nick first joined the Board in ________ as an invitee to fill an opening on the Board of Directors. His most recent re-election was on February 9, 2026 and he is serving a 3-year term which will end in 2029.

Nathan Taylor, Vice President
Nathan first joined the Board in _______ as an invitee to fill an opening on the Board of Directors. His most recent re-election was on _______ and he is serving a 3-year term which will end in 2027.

Judy Connolly, Secretary
Judy was elected to the Board in January 2025. She is serving a 3 year term which will be up for re-election in 2028.

The Advisory Committee

Advisory Committee members are condo owners who attend Board meetings, volunteer on special committees, lend their advice and experience to the Board, and are a valuable asset to Courtyards of Three Fountains Homeowner's Association. If you are interested in being an Advisory Committee member and can attend the meetings, email the Board. In 2026, we are re-introducing several advisory committees, including website, insurance, energy & efficiency, and finance. Advisory members are also welcome to investigate landscaping issues and rule violations by walking the property at various times.

Financial Information

As a member of the Homeowners Association, you have a right to see the monthly financial statements. Each monthly statement is made up of specific reports:

Check Register: This contains details of every check written during the month.

General Ledger Report: Made up of a chart of accounts. These accounts are categories that show you where your money is going.

Balance Sheet: This lists all income and liabilities for the month.

Budget Comparison Report: You can see if we are keeping within our budget.

Budget Comparison Report - 12 Months: Financial statements that show cash flow during a 12-month period.

Official Documents

We are making available, to all condo owners, all the official documents relating to the Homeowners Association. They are in PDF format for easy viewing.

The Declarations: This is the legal document that created the condominium out of the original Three Fountain Square subdivision, February 15, 1978.

Articles of Incorporation: On February 17, 1978, Courtyards of Three Fountains became a non-profit corporation in the state of Texas.

By-Laws: Also written in February 1978, this is the document that spells out how our condominium association operates. It contains all the rules for annual meetings, Board members and their duties, elections of officers, budgets, and assessments, and committees.

Auto Draft Form: Use this form to have your maintenance fee electronically debited from your bank account each month. Print out the form, fill in the information, attach a voided check, and mail it to KRJ Management.


New Leasing Rules and Regulations: The leasing rules regulating the use, occupancy, and leasing of the units have been legally amended in accordance with the association founding documents.
