History

Courtyards of Three Fountains Condominiums was incorporated in February, 1978. That year, Jimmy Carter signed a bill that allowed homebrewing of beer, Annie Hall won Best Picture Oscar, and the Dallas Cowboys beat the Denver Broncos in the Super Bowl. And for thirty one years, the Homeowner's Association and the many members of the Board of Directors have worked hard to preserve the owner's investment by maintaining the property and staying within the yearly budget.

 

Recent improvements to the property in 2009 include a brand new pitched roof for the units facing Fountain View and Inwood, and new coin operated washers and dryers. Improvements and updates to the landscaping is an ongoing project. Courtyards believes that the lush gardens and mature trees are a vital asset to the community. In 2008 all the carports were replaced and a new entry gate was installed. Over a five year period which ended in 2007, all the flat roofs were replaced.

 

All these improvements and upkeep to the property come out the the Homeowner's Association monthly fees. These fees also pay for basic cable TV, electricity, gas, water, landscaping, plumbing, on site maintenance personnel, garbage pick up, management company services, and general property repairs.

 

Homeowners Association

A homeowners meeting is held annually in which the next years budget is discussed and approved, and Board members are elected by attending homeowners or their proxies. A Board meeting is held once a month in the offices of KRJ Management Company. If you are a homeowner you can attend these meetings, or you can read and download current and past meeting minutes on this website. You must be registered to receive a password that allows you to see this information as well as current and past newsletters, bank balances, official documents, project updates and more.

  • The cable provider for Courtyards is TV MAX. Their phone number is 1-866-846-3488. Download a channel lineup.
  • If you are a renter and have a plumbing problem, call your landlord. If you are an owner and don't know who to call, try Charlie's Plumbing at 713-941-3162. They are very familiar with our property and work with KRJ, our management company, on a consistant basis.
  • The washers and dryers are serviced by Coinmach. If you lose money in a broken machine, call them at 713-675-4000 for a refund. They'll need the broken machine's location and identification number.

 

Safety Issues

We all want to be safe in our homes and neighborhood, but crime is a fact of life. Here are a few suggestions courtesy of the Houston Police Department:

 

  • All doors leading to the outside should have dead-bolt locks.
  • Lock your doors and windows when you are at home.
  • Before opening an exterior door, make sure you know the identity of the person at your door before allowing admission.
  • Do not open the door to an unexpected visitor. This includes company employees and other
    solicitors.
  • Install a peephole with a 190-degree viewing angle so that you can verify who is on the other
    side of your door.
  • Do not advertise that you live alone.
  • Write down the license plate number of any suspicious vehicles and call the police if concerned.
